Affordable Housing


RENTAL

The rental portion of the City of Anaheim’s Affordable Housing Program consists of multifamily apartment complexes throughout the City that include affordable units. The City has agreements with the owners of these units to restrict rents at levels below regular market rent rates. Rents are typically established at 30% of a specified income level, and households must meet the income requirements (see below) for the project to qualify. This is not a rental subsidy program, such as the Section 8 program.



Wait List

Applications are now being accepted for the City of Anaheim's Affordable Rental Housing Wait List. Applicants on the list who LIVE AND/OR WORK IN THE CITY OF ANAHEIM will be given priority consideration for vacancies within affordable housing developments in the City.

Project List

To be considered for a vacancy in an affordable unit within one of the projects listed below, you must first be placed on the Affordable Rental Housing Wait List. When an owner/manager notifies us of an affordable vacancy, a notice is mailed to eligible applicants on the list with the location of the project, who to contact, rent amount, and size of the unit. If you are interested in the unit, you must apply directly with the project.

          Senior Projects – Age restricted units, either at 55 or 62 years of age, depending on the project. 

          Family Projects – Larger units intended for families.

          Special Needs Projects – These units are targeted for individuals and families with special needs, 
          such as those that are currently homeless or diagnosed with HIV/AIDS.

Income Limits

Eligibility for an affordable housing unit is partially determined by meeting income requirements based on household size. The income of each household member 18 years of age and older must be verified by a third party, an employer or Social Security Administration, for example. Once approved, income will be certified on an annual basis by the owner/manager to ensure continued compliance.

The 2009 Income Guidelines for Orange County are listed below for your information. Please note income limits vary between and within projects, and the exact limit will be specified on the vacancy notices that are mailed out.

HOME OWNERSHIP

The Ciy of Anaheim’s Affordable Housing Program includes opportunities for affordable home ownership. The City has agreements with the developers of these units to sell some of the homes at affordable prices. The City also offers various programs to assist potential homeowners, such as first-time buyer, downpayment assistance, and counseling.

 

 

Housing Services Agency

The Housing Services Agency provides homebuyer down payment assistance to eligible households to purchase a new home in Anaheim. Priority is given to applicants who currently LIVE AND/OR WORK IN THE CITY OF ANAHEIM. The City also offers assistance to households to purchase foreclosed homes in eligible census tracts in Anaheim. Program eligibility includes, but is not limited to, meeting the following income limits:

Housing Counseling Agency

The Housing Counseling Agency provides free counseling services in the areas of home purchase and retention, re-financing, reverse-mortgage, delinquency and default, predatory lending, rental and other topics to assist clients to make informed decisions regarding their housing needs.
