What is the Section 8 Housing Choice Voucher Program?

The Housing Choice Voucher (HCV) Program, also known as the Section 8 Program, is a federal program funded by the Department of Housing and Urban Development (HUD). The Program assists eligible households to find decent, safe and affordable housing that they could not otherwise afford. Participants generally pay from 30-40% of their monthly income for rent and (AHA) subsidizes the difference in a payment made directly to the landlord (up to a specific rent limit called the payment standard). Participants are assisted in privately owned housing that they locate. Families can rent an apartment, a single-family home, a condominium, or a mobile home. Prior to receiving assistance, the rental unit must pass a Housing Quality Standards (HQS) inspection.

TIPS for successful owner participation in
the Housing Choice Voucher Program

  • Only accept tenant rent amounts that have been approved by AHA
  • Expect your tenant to pay their share of the rent on time every month no matter how small it is
  • Do not allow other family members to reside in the assisted unit without approval by AHA
  • Provide AHA with any eviction notices given to the tenant
  • Notify AHA immediately if you wish to move the tenant into another unit due to an emergency or because the tenant has requested to move to another unit
